 Why should I employ the services of a Realtor? -

      On average you will usually net 3% - 5% more (even after paying the Realtor's fee), when trusting the sale of your home to a professional, experienced Realtor!  Let’s take a moment to analyze the selling process.

 Should I employ the services of a Realtor… or sell my own home?

      Many homeowners play with the idea of selling their own home… main objective, try to save the Realtor’s commission.  While this idea sounds appealing… this thought process is fundamentally flawed!  Statistics prove that a homeowner selling their own home and netting more than if they would have used the services of a professional Realtor… is the exception... not the rule!  In fact, over 90% of all “for sale by owners” will eventually call upon the services of a professional Realtor.

      Here is the challenge… the buyer that shops “for sale by owners” is usually bargain hunting, looking for a “deal” on a home.  They realize that a “FSBO” is not paying a real estate fee, therefore the first thing they will do is knock a minimum of 5% - 10% off the seller’s asking price.  At the very least, they are trying to save the very same commission that the homeowner is trying to save!

      Here is the reality… only one of you can actually save the fee!

      Most homeowners when trying to sell their own home basically rely on two advertising vehicles to expose their home to the buying market: 1) an ad in the paper…  2) a for sale sign in the yard!

      Statistics have shown that only 2% of the potential buyers that call on an ad actually purchase the home they called on.  Most buyers are calling to eliminate the property from further consideration.  They are looking for specific characteristics in a home, and with the cost of advertising being what it is, it simply is not practical to advertise all of your home's features.  Therefore when a buyer calls, they are trying to determine if your home will satisfy their families’ strict housing requirements.  Statistics have also proven that only 7% of all potential buyers noticed a yard sign, set an appointment and purchased that home. 

      These statistics show that a “FSBO” is missing over 90% of the potential buying market!  If a homeowner is lucky enough to get a potential buyer to set an appointment to see their home, it is important to remember these buyers are also looking at other homes similar in features and pricing.  In other words... your competition!  So if you are not competitively priced with the market (your competition), your potential buyer is more likely to purchase a different home. Not to mention, you have no idea as to the buyer’s qualifications or motivations.

      Even if you are fortunate enough to come to an agreement with a buyer for your home, now the question becomes – WHAT IS YOUR TIME WORTH! When selling your own home… if you are not at home available to respond to a phone call… to that buyer your home is off the market!  What about the cost of advertising, the cost of an attorney, the financial qualification and/or ability of the buyer to even purchase your home, negotiations, contracts, as well as local and state laws.  The cost of these items and the time involved can easily accumulate to another 2% - 4% of your asking price.  And don’t forget about the 5% - 10% that the buyer has already tried to negotiate off of your asking price.
