- Check on the agent’s experience, education, productivity and knowledge of your local market. As with most professions, experience pays big dividends in the real estate market. Realtors that have earned the “CRS” national designation (Council of Residential Specialists), are the elite of the real estate industry, and should be your 1st choice for a Realtor. The number of transactions an agent handles annually is another indication to the agent’s commitment to his/her profession. Experience gives you the best chance of quickly and smoothly coming to a successful closing.
- Knowledge of your local market is critical to the successful marketing of your home! Make sure the agents you are interviewing have a track record of success in your community. Have you seen their signs in your area? How many homes have they sold in your neighborhood? Not to mention, the agents that specialize in your community know the potential buyers that are considering your area... you have a much greater chance of a quicker sale, at top dollar, without all the headaches when trusting the sale of your home with your neighborhood professional.
- Be skeptical of anyone who suggests he or she can get an unreasonably high sales price. An agent many use a high listing price to secure the listing contract, only to seek a lower price later, after little traffic is generated at the initial price. Meanwhile, you may have lost the most critical time period for selling a home... the first couple weeks after your home was initially listed. The longer your home is on the market... usually the lower the final sales price. Not to mention, if your home takes too long to sell... you may lose the home you are trying to buy!
- When possible... avoid the agent that is only part-time, one who is only “dabbling” in the real estate business. Selling a home requires a full-time effort by an experienced Realtor offering your home maximum exposure to insure the greatest sale price, in the shortest period of time, with the least amount of inconvenience! Choose a full-time, professional agent whose livelihood depends entirely on their ability to successfully and repeatedly close real estate transactions!
- If you are considering buying or building another home... does your agent offer “buyer agency”. More and more buyers are deciding they want full contractual representation on the same level as the seller. Be sure to discuss buyer agency with any agent you are considering employing.
