How do I establish the best price for my home?
Perhaps the most challenging aspect of selling a home is listing it at the correct price. It’s one of several areas where the assistance of a skilled, professional Realtor can more than pay for itself.
Not too high... not too low... priced just right! Establishing the right price is critical to the successful sale of your home! If priced too low... sure you will get a quick sale... however, you may have missed out on several thousand dollars had your home been properly priced in the first place. If your home is priced too high, you will miss out on a percentage of buyers who would have looked at your home had it been properly priced in the beginning. Many homeowners believe that they can always come down... or they want to price their home higher to give them “room” to negotiate with a potential buyer.
Problem... the Realtors and potential buyers know what homes are worth in your area! Buyers will comparison shop, and if you are not in line with the other similar homes currently available... all you will do is scare off your would be buyers. If they believe your home is unrealistically priced, they won’t even take a look! There won’t be any offers to “negotiate” with! By the time the price is corrected to where it should be... you have already lost exposure to a large pool of potential buyers... in fact, you may have lost your “perfect” buyer who was willing to pay a little extra for your home!

A Realtor’s experience and knowledge of your area is critical! When working with a real estate agent, it is critical that you have full confidence in that agent’s experience and knowledge of your local market! If the agent is unfamiliar with your area they may under price your home by several thousand dollars, and not even know that they are doing you a disservice. Whichever agent you are considering, make sure they have an extensive proven track record with many past sales and current listings in your community. With this extensive background they are much more likely to ensure top dollar, with a quicker sale, and far less inconvenience. After all... isn’t that your goal as well? Your local expert has a better knowledge of who the buyers are and what they are looking for, also aiding to a quicker, smoother transaction.
Little touches can generate big returns! A skilled agent can recommend simple updates and changes that will enhance the salability of your home. The better your home shows... the higher the selling price and the quicker the sale. Some of these changes may be cosmetic, involving literally no expense on your part. It may be as simple as moving out some of your furniture and adjusting window coverings to best display desirable qualities of your home. Other changes may require an investment, the cost however, is usually recoverable in the final sales price or in the timeliness of the sale. The Realtor you select should also keep you informed with the comments of other Realtors and buyers regarding the condition and/or price of your home.
